If you are getting ready to sell and asking when a price cut actually matters in Boulder, CO, the answer starts before any reduction happens. I would rather position the home correctly from the start, because active homes held a typical asking price of $1,195,000 last month while recent closings landed below that at $1,075,000.
That does not mean every home is overpriced. It means sellers need to respect the distance between asking and closing. Recent offers landed at 97.3% of asking, so buyers are still paying close to the number when the home is positioned well, but not every list price is being fully rewarded.
